Selling a house in the US in this current economy has its special challenges. Most areas of the country have been affected by the lagging economy so that a seller must make a careful assessment of the pros and cons of their property before they put in on the market. One question that needs to be answered right from the outset is establishing the best time of the year to sell a house.

The geographic location carries some influence since buyers are less inclined to buy during cold, wet weather. They are not as willing to drive through harsh conditions and will wait until the spring when the sun is out and the roads are clear and dry. That does not mean there are not any buyers during the cold season, but just fewer.

Procuring a professional, hard working real estate agent will prove to be an excellent decision. This is where time must be taken to learn more about the agents in your area and to discover their track record. Many agents are quite complacent since they have become accustomed to getting easy real estate sales. The times have changed so that more of them are prepared to work harder and smarter. This means that they must learn about the new changes that have transpired in the housing industry and to pass this information on to their clients.

Due to the increase of foreclosures and falling real estate values, there is an abundance of available homes to choose from. It is truly a buyer's market. However, this market is also plagued with potential hazards for the unsuspecting buyer. Many homes that are for sale have not been properly processed in the foreclosure process so that a new buyer may find themselves in a legal maze where they could lose money. It is up to their real estate agent to inform them of the obstacles.

Many real estate companies have an onsite real estate lawyer or at the very least work with one so that there is no reason not to get answers to legal questions. If you are finding that the answers are not available and there is a hesitancy to help you find them, it is probably time to look elsewhere for another agent in a different office or company.

Each state too will vary so that if a buyer is interested in buyer outside of their home state they will need to make sure that they are informed of the differences. Getting online to do their own research and preparing the questions for the agent is a wise strategy to pursue.

The agent should know from their own experience when they have had the best sales run during the year. They know that the marketing for the properties is ongoing and that photos of the properties look their best when the foliage is out in full bloom and the skies are blue and sunny.

The best time of the year to sell a house is usually from the early spring to the late fall. There are exceptions but this is a good rule of thumb to remember. The agent should be busy everyday looking for the property that will close the sale.
